Exterior Modifications
- ARC approval required before starting any exterior work
- Submit Design Review Request Form with drawings
- ARC has 30 days to respond after complete submission
- Work must be completed within 12 months of approval
Fine Schedule
- Initial violation fine: $100
- If uncorrected after 10 days: additional $150
- If still uncorrected after 10 more days: additional $250
- Maximum fine per violation: $500
- Repeat violations within 12 months: up to double
Assessment Payment
- Assessments are due per the annual schedule
- Late charge of $100 if not paid within 10 days
- Interest up to 8% per annum on past due amounts
- Payment plans available — contact the manager
- Non-payment may result in lien or legal action
Records Access
- Owners may request to inspect association records
- Written request required with 10 days advance notice
- Inspection available Mon–Fri, 9 AM–4 PM at management office
- Copy fee: $0.25 per page
- Some records may be withheld (attorney-client, executive session, etc.)
